Building Safety Act Consult Ltd Company Introduction

Building Safety Act Consult Limited are building safety advisers, giving clients advice to navigate the Building Safety Act 2022. We support clients through the Building Safety Act gateway process for higher-risk buildings, provide the building regulations principal designer role, compliance reviews for businesses and projects and training. We are a team of former building control officers, health and safety experts and project leaders with experience delivering major projects in the UK.

We are a unique consultancy as we have brought together a team of senior professionals who are serving leaders in local authority building control in the UK and blended that with experienced project leaders, who have led some of London’s biggest projects in client-side roles.

Whilst the Building Safety Act certainly introduces change to the industry, in reality we believe it is simply providing regulation to ensure we, as a construction industry, are constructing buildings correctly and safely - as we should be doing anyway.

For us, the incoming Building Safety Act signifies a watershed moment for the industry. We want to use our experience and knowledge to, not only drive better building safety within our industry, but also lead best practice developing solutions for developers to minimise the impact on projects and programmes.

Having all been involved in construction projects for years, we want to help our clients get compliant with the Building Safety Act and build safe buildings.

But ultimately it is bigger than that, it is about everyone going to sleep at night in their property knowing they are safe and knowing that they are safe in the buildings they enter.

Job Purpose

As a building safety specialist, you will be required to work with our existing team of building safety experts to give our clients building safety and Building Safety Act advice. This role requires a deep understanding of the building regulations and the building safety legislation. You will be responsible for advising clients on higher-risk buildings (HRBs) as well as performing the building regulations principal designer role on a mix of schemes across London and the South of England. Candidates will need to have a minimum of 10 years’ experience working in building control or a building safety related role.

There will be a requirement to handle some complex building control and building safety challenges. You will need to be comfortable working with a multitude of stakeholders including clients and design teams, giving them clear advice on their obligations under the building regulations and Building Safety Act. Candidates will need to have a LABC level 6 competency validation or an equivalent qualification and preferably be a class 3 registered building inspector or be in the process of the registering with the Building Safety Regulator (BSR). Candidates will need to be able to work independently and with our existing team, including on higher-risk buildings (HRBs), as required.

Key Responsibilities

  • Building regulations advice: Have a deep understanding of the building regulations and be able to advise clients on the requirements of the regulations.
  • Building Safety Act advice: Have a deep understanding of the Building Safety Act 2022 and be able to advise clients on the requirements of the legislation.
  • Building Regulations Principal Designer: You must be comfortable performing the building regulations principal designer role on project including higher-risk buildings.
  • Complex Projects: Manage the most complex aspects of the Building Control function, utilizing expertise in building safety legislation and practices.
  • Risk Assessment and Mitigation: Conduct risk assessments for potential hazards related to fire and structural failures and develop mitigation strategies.
  • Advisory Role: Provide expert advice on compliance with the Building Safety Act and guidance on best practices in building design, construction, and management.

Knowledge and Competence Areas:

  • Legislation: Comprehensive knowledge of the Building Act, Building Regulations, and associated legal and regulatory frameworks.
  • Structural Design: Expertise in assessing risks, identifying hazards, and knowledge of design principles and building movement.
  • Fire Safety: Deep understanding of fire behaviour principles and the integration of fire safety into building design.
  • Construction Technology and Sustainability: Familiarity with construction processes for new and existing buildings, sustainability practices, and material testing.

Essential Qualifications/Skills

  • Must be a Clase 2 or 3 Registered Building Inspector (RBI)
  • Minimum of 10 years' experience in Building Control.
  • Demonstratable experience working on complex construction projects and/or higher-risk buildings (HRBs) is highly desirable
  • Professional qualification to Associate Member level with CABE, RICS, or equivalent is highly desirable
  • Degree in Building Surveying, Building Control, structural engineering, fire engineering or a closely related field is desirable
  • LABC Level 6 competency validation or an equivalent qualification is desirable

Professional Body Membership

  • Membership with RICS, CABE, or CIOB is highly desirable.

Candidates must be eligible to work in the UK and be conversant with building control legislation. Evidence of ongoing or completed competency validation with a recognised provider is required.

Specific duties

  • Review examine and review proposed plans for building works
  • Preparation of reports and writing letters
  • Provide professional advice to builders, developers, architects, and householders on all types of building work often on site
  • Where required, undertake inspections of building works, reviewing compliance with the building regulations
  • Prepare reports in relation to building regulations

  • A working practical knowledge & proven track record of application of the guidance as set out in BS9990, BS9991 & BS9999 for higher-risk building (HRB) projects
  • A working practical knowledge & proven track record of European Product Testing legislation as set out in BSEN 1364, BSEN 1366 for acceptance of fire rated & certificated testing of certain proposed construction products and their sub-assemblies for their final position in the building
