Become compliant

Six months ago, we made a decision that not every consultancy has the courage to make: we paused.

Not because we had to. But because we chose to.

As the Building Safety Act continued to reshape the construction and property landscape across the UK, we took a deliberate step back to review how we work, how we deliver, and how we can best serve the clients who need us most. We stress-tested our processes. We sharpened our expertise. We made sure that when we said we were ready - we truly meant it.

The Building Safety Act has fundamentally changed the way our industry delivers higher-risk buildings. At the same time, the UK faces an acute housing shortage that demands new homes are delivered at pace. Those two challenges are not in conflict - they must be solved together. Building safety is no longer simply a regulatory requirement; it is fundamental to delivering the homes and communities the country needs.

That time is now.

Building Safety Act Consult Ltd is actively taking on new projects.

Since our inception, Building Safety Act Consult Ltd has secured 7 Gateway 2 approvals from the Building Safety Regulator (BSR), comprising fire safety upgrades, cladding remediation projects and residential fit-out works.

To date, we have submitted 16 Gateway 2 applications, with 7 approvals achieved and the remaining applications progressing through the BSR review process. We have also supported a number of clients whose previous submissions had been rejected by the BSR, helping them develop compliant strategies and robust applications that subsequently achieved positive regulatory outcomes.

Our approvals include a major cladding remediation project involving the removal of combustible façade materials from a seven-storey residential building, together with a similar scheme in Shad Thames, London, which was successfully validated by the BSR and approved with requirements. We are currently supporting several further cladding remediation projects as they progress towards Gateway 2 submission.

Beyond Gateway 2, we have also achieved Gateway 3 approval for a major multi-tower mixed-use development in Greater London comprising more than 450 homes and 2,400sqm of commercial space, demonstrating our ability to support clients through the full building control approval process.

Our experience also extends beyond residential developments. We have successfully undertaken the Building Regulations Principal Designer role for the fit-out of a premium restaurant, bar and public viewing gallery across Levels 58–61 of one of the UK's tallest commercial towers. The project involved the delivery of complex public assembly spaces within a 62-storey, 278-metre occupied building, further demonstrating our capability to deliver technically demanding, high-profile developments across multiple sectors.

What sets us apart

Let's be direct: the depth of expertise sitting within the Building Safety Act Consult Ltd team is rare. This isn't a group of generalists who pivoted to building safety when the Act came into force. This is a team that has spent careers building the exact credentials the industry now desperately needs. Our industry doesn't just need more consultants. It needs trusted experts who can help deliver safe buildings without compromising delivery.

We have three Class 3 Registered Building Inspectors (RBIs) - the highest independent operational class under the Building Safety Regulator's framework, qualified to work unsupervised across all building types including non-standard buildings and Higher-Risk Buildings (HRBs). Finding even one Class 3 RBI in the current market is a challenge. We have three.

We have experienced Construction Project Managers - people who understand how buildings are actually delivered, not just how they're regulated, and who can help clients manage the practical realities of Building Safety Act compliance on live programmes.

And we have CDM Experts - specialists in the Construction (Design and Management) Regulations who understand exactly how CDM and the Building Safety Act interact, and how to coordinate duties across both frameworks without dropping the ball on either.

We have Chartered Surveyors - bringing rigorous professional standards, commercial awareness, and technical precision across the full project lifecycle.

Combined with over 200 years of collective experience across building control, fire safety, project management and construction delivery, this is a team assembled for exactly this moment in the industry.
