The Fire Safety (England) Regulations 2022 have come into force on 23 January 2023, marking a significant step forward in improving fire safety in blocks of flats. For buildings that contain two or more sets of domestic premises and are above 11 metres in height, the regulations stipulate additional requirements for the responsible persons to enhance the safety of residents.

  • Conduct annual checks on fire doors at the entrances of individual domestic premises, using best endeavours.

  • Maintain a record of compliance efforts or attempts to gain access for inspections.

  • Perform quarterly checks on fire doors in communal areas.

Checklist for Fire Door Inspections:

  • Verification that self-closing devices are operational.

  • Assessment of alterations or damage to door glazing apertures or air transfer grilles.

  • Inspection of door frame gaps, seals, and hinge fittings.

  • Ensuring door closers effectively seal doors across the entire frame.

  • Evaluation of visible damage to doors or their mechanisms.

Additional Measures for Fire Safety:

While the new regulations provide a framework for fire safety, it is also important for residents and responsible persons to be proactive about fire prevention and preparedness. Some practical steps include:
