Gateway 2 achieved for cladding refurbishment project
We are pleased to announce that in collaboration with Ridge and Chaneys, we have successfully secured Gateway 2 approval from the Building Safety Regulator (BSR) for the Queen’s Wharf cladding refurbishment project.
Designated an HRB, it was identified that the cladding to Queen’s Wharf required replacement to meet building regulations and fire safety standards and therefore a Gateway 2 application approval would be required to proceed with the works.
With the wider design team and appointed contractor, we have worked with the BSR to successfully demonstrate a building regulations compliant design and achieve Gateway 2 approval. With the progress of cladding remediation projects currently the subject of government and media focus, this is a significant milestone and we are pleased to be able to progress with remediating the cladding for this project.

What is Gateway 2?
Gateway 2 is a critical checkpoint introduced by the Building Safety Act 2022. It represents a formal approval stage that must be passed before construction can begin on higher-risk residential buildings. Managed by the Health and Safety Executive (HSE), it ensures that building designs meet stringent safety and compliance standards before a spade hits the ground.
This approval includes a rigorous review of:
- Fire and structural safety plans
- Building control procedures
- Competence of the dutyholders involved
Project overview
Located in London, our cladding refurbishment project is designed to replace unsafe materials with fully compliant systems. Following Gateway 1 approval in September 2023, our team worked closely with key stakeholders—including the Department for Levelling Up, Housing and Communities (DLUHC) and HSE—to prepare for the next phase.

- Collaborated with principal designers and contractors to revise the full plan of works
- Submitted a robust application through the HSE Building Safety Regulator portal
- Participated in in-depth technical consultations with regulators
With Gateway 2 now approved, we’re on track to begin construction in the coming weeks.
