With over 200 years in the construction industry, we bring together a blend of Building Control, Project Management and Business experience. We all share the same driver to improve fire safety within buildings and construction. We all have one common passion which is building safety.

Our goal is to help the construction and property industry implement and comply with the Building Safety Act and in turn improve industry safety. As a group we have been involved in some of the UK’s biggest construction projects, witnessing hands on what is required to make a building safety and fire compliant. This is coupled with training on the incoming safety act and a clear understanding of what is required to be compliant with the act.

Joshua Waterman
Managing Director
Joshua is former Project Director working at Turner & Townsend for 10 years. He has experience in a variety of industries including health, science, education, residential and mixed-use real estate. Having spent nearly 7 years in the project leadership team for the redevelopment of Battersea Power Station, Joshua worked closely with the design teams and Building Control team to reach compliance with the Building Control and fire compliance requirements. His primary role was to deliver and handover the Power Station.
James Owen
Fire Safety Expert
James is a Building Control Officer with 30 plus years of experience. He trained as a structural engineer before joining London District Surveyors Service and then Wandsworth Building Control. He progressed from a patch surveyor to heading up a section handling the checking of plans deposited for Building Regulation compliance. James ultimately managed the Local authority Building Control Service for an area that includes Battersea Power Station, New American Embassy, Embassy Gardens, Project One, and the Riverlight and Prince of Wales Drive. He is passionate about the practical implementation of the fundamentals of Life Safety in buildings focusing on Fire safety, structure and building services.
Chris Kane
Fire Safety Expert
With 38 years of experience, Chris has worked within a small highly specialised inspection team at Wandsworth Borough Technical Services Department for the last 10 years inspecting high risk mutli-occupancy buildings located in Nine Elms Lane district. Projects include inspecting and assisting with technical reviews of construction detailing for the Battersea Power Station phased works on the 15 acres site, with a construction budget of £9.4billion. Other projects include the Ballymore Embassy Gardens site, which includes for the first domestic acrylic swimming pool, suspended between 2 high rise domestic blocks at level 10, spanning 25m between the buildings. Throughout Chris’s career, Building Safety has been at the centre of the various roles and projects he has worked on.
Sarah Newman
Director
Sarah is a professionally qualified Quantity Surveyor with nearly 30 years’ experience in building, civil engineering and infrastructure sector including energy, waste, utilities, and facilities management. She is accomplished in the commercial management of projects from inception to completion, with experience in leading integrated project teams and functional leadership. Sarah has extensive contractual and financial management experience delivering excellent commercial and contractual solutions for Clients. Sarah is an excellent communicator, naturally collaborative and with experience in working outside of the traditional commercial field.

What do you believe BSAC Ltd bring to the construction industry?

The construction industry has struggled to grapple with building safety and particularly fire safety over the years. There is still more to learn and correct. The Building Safety Act is a massive step towards that. As a group of professionals who have hands on physical experience of making some of London’s most complex buildings compliant with fire regulations, we bring a wealth of experience which we leverage to help our clients reach compliance with the incoming Building Safety Act and more importantly deliver quality, safe assets which will protect people, particularly in the event of fire.

Why are you so passionate about safety within buildings?

My love for the construction industry spans over 30 year – I am continually in awe of our ability to create spaces for people to live, work and thrive. But these must be safe spaces, where people can go to sleep at night knowing they are safe.  We must continually look at how we can improve what we do, how we can deliver safer each time and education is part of that journey, the next step is how we bring the Building Safety Act to have real impact on both legacy and new buildings.

What’s the biggest piece of advice you could give someone looking to become compliant with the Building Safety Act?

Consider how the design would serve the minimum physical needs of your own friends and family, young and old, and expect other users to not too.
