The project is positioned on top of the recently refurbished iconic Battersea Power Station in Nine Elms, London. The works were to combine two residential apartments situated next to each other into one apartment.
The client required an experienced team to navigate the complexities of redeveloping residential accommodation which meets the definition of an independent section as described within The Higher-Risk Buildings (Descriptions and Supplementary Provisions) Regulations 2023 and required a Gateway 2 submission to the BSR prior to commencement of physical works. Following the successful approval of the application, BSAC were engaged to act as the Building Regulations Principal Designer throughout the construction works.
This project connected the two apartments together via a single opening, minor layout changes to the apartment and new finishes being installed throughout including flooring and wall finishes.
During discussions with the design team and client, our Building Safety Expert, James Owen was able to flag that if the client stayed in occupancy, the application would need to change from one single HRB application to three separate ones—one for each apartment, and a final one for the combined unit. Due to James’ expertise and experience on dealings with the BSR, we were able progress forward with a single application and speed up the timeline for the client.
With the constant communication with the design and construction team, we were able to meet full compliance with the Building Safety Regulator in the most efficient way possible. With Joshua Waterman ensuring the stringent preparation of all accompanying documentation to submit with the Building Regulations Compliance Report to the BSR, the project was effectively approved well within the standard timescales and construction works were able to commence ahead of programme.
This project stands as a successful example of how a complex apartment redevelopment within a High Risk Building can be adequately managed through strategic planning, a collaborative project team and meticulous building regulations management.
